Renovation
Solution:
The existing 2B/1BA layout was expanded to
become a 5B/2.5BA layout.  We removed the
existing Roof and added a 2nd Floor with a new
steeper Roof line to allow for a full 8'-0" ceiling
heights (non-sloped interior ceilings).  Strategically
placed Dormers and windows allow for maximum
natural light around all sides.  The existing 1st
Floor living spaces were "opened up" to allow for
unobstructed views and transitions between the
front Living Room, a new Gourmet Kitchen / Dining
Area, and a new addition on the back including a
Family Room, Powder Room, Laundry / Mud
Room and a covered Rear Patio.  The resulting
new 1st Floor Plan allows for ultimate Flexibility
with Furniture arrangement, Circulation and
Entertainment.

In the rear we also added a new 2-Car Garage,
sized to accommodate today's larger SUV's as
necessary.

Cottage-style home, purchased by Investor with
intent to renovate and sell.

Problem:
The neighborhood was experiencing a renewed
interest from young home buyers, yet the existing
house did not possess the attractive
characteristics that today's home buyers seek (i.e.
number of bedrooms, number of bathrooms, a
flexible and open floor plan, etc.)
