The following is a general summary of our Design Process. Every project is unique, and thus every project will have its own variation of the following: Preliminary Design Phases -
Measure your existing home (as necessary) and site (current survey needed).
Produce electronic as-built drawings of your existing home (as necessary) and site.
Concept Design:
Create Conceptual Drawings (space planning) for your new home or renovation. Create multiple option packages for review and discussion.
Schematic Design:
Refine the Conceptual Drawings (based on your feedback), finalizing the site positioning, size, layout and style of your new home or renovation.
Design Development:
Refine the Schematic Design drawings (based on your feedback), finalizing all design decisions regarding structure / framing, finishes, trim, doors, windows, lighting and systems (Mechanical, Electrical, Plumbing) of your new home or renovation. Obtain Preliminary Construction Cost estimates.
Construction Documentation -
Translate the Design Development information into Technical Drawings.
Include spec's, schedules & dimensions for Contractor(s) to finalize costs & build.
Include site and home information required for Permit (Zoning, Drainage, Trees).

Contractor Bidding / Negotiation (*additional fees will apply)
If you don't already have a Contractor selected, we can help you bid and negotiate with one or multiple Contractors for the most competitive price (or we can recommend one from our list of qualified professionals with whom we've worked).
Contract Administration (*additional fees will apply)
We can also stay involved during the construction process, helping to ensure that your new home or renovation is built to your expectations.
